<reftype>Deletes reference to:</reftype><reference>765 ILCS 5/2</reference><aliasreference></aliasreference><reftype>Adds reference to:</reftype><reference>765 ILCS 77/70</reference><aliasreference></aliasreference><SynopsisText>Replaces everything after the enacting clause with provisions that amend the Residential Real Property Disclosure Act. Provides that the title insurance company or closing agent shall attach to the mortgage a certificate of compliance with the requirements of the Act or a certificate of exemption (instead of requirements of the Act), as generated by the database. If the title insurance company or closing agent fails to attach either the certificate of compliance or the certificate of exemption (instead of attach the certificate of compliance), then the mortgage is not recordable. Provides that the failure to attach the appropriate certificate shall not affect the enforceability of the lien of the mortgage.</SynopsisText><synopsistitle>House Committee Amendment No. 1</synopsistitle>
